Lease profitability analysis – Casa Marina – apartments by the seaside
The apartments managed by Sun&Snow enjoy greater occupancy ratios that hotels and boarding houses. Currently, in the projects managed by Sun&Snow, the occupancy ratio reached 50% in spring and autumn and nearly 100% in the holiday months.
In the case of the Casa Marina project, the annual profitability of lease organised by Sun&Snow is estimated at 8.5 % per annum on the basis of results for the 1st half of 2009 , including the marketing and service costs. In the case of a 45 square meter premises for PLN 450 000 net, it corresponds to a profit for the owner accounting for approximately PLN 30 000 zł in the first year and an increase to PLN 54 000 in the fifteenth year,which results in a total lease profit over 15 years accounting for approximately PLN 636 000. In the case of an apartment with 55 m2 for approximately PLN 550 000 net, the profit for the owner accounts for PLN 36 000 in the first year and increases to PLN 65 000 in the fifteenth year, which results in a total lease profit over 15 years accounting for approximately PLN 861 000.
The accumulated profit over 15 years on the apartment lease and increase in the apartment value (for the purpose of the analysis, 2% a year were assumed) will account for PLN 1 230 000 for the smaller apartment and for PLN 1 587 000 for the larger apartment.
